What is scan-to-BIM?

Scan-to-BIM is the process of turning a 3D laser scan — a point cloud — into an intelligent, object-based BIM model. Each element (wall, beam, pipe, vessel) becomes a real BIM object with geometry and data, modelled to a defined level of detail (LOD), giving an accurate as-built model of the structure as it really is.

A raw point cloud is millions of accurate points, but it isn't something you can design, coordinate or manage a facility with. To use it, the geometry has to become intelligent BIM objects at the right level of detail — not over-modelled, not under-modelled. Getting the LOD and accuracy right, so the model is trustworthy and usable, is the part that takes real expertise.
