Point cloud to BIM: process, LOD and timeline

Turning a point cloud into BIM means modelling the measured geometry into intelligent, object-based elements — walls, pipes, equipment, structure — at a defined level of detail (LOD). The process, and how long it takes, depends mainly on scope and the LOD your project actually needs.

The modelling process

Once a point cloud is registered and QA'd, modellers work directly inside the point cloud to place BIM objects — walls, floors, structural members, piping, ducting, equipment — matching them to the measured geometry rather than to assumptions. Each discipline (architectural, structural, MEP) is typically modelled separately and coordinated into a single federated model.

Choosing the right LOD

LOD (Level of Detail / Development) defines how much geometric and information detail each model element carries — from basic massing to fully detailed, fabrication-ready objects. Modelling to a higher LOD than the project needs adds cost and time without adding value; modelling to too low an LOD leaves gaps the design team has to fill in later.

What drives the timeline

Modelling time scales with the area covered, the LOD required, and the number of disciplines being modelled (architectural, structural, MEP). A single-discipline LOD 200 model of a small area can take days; a fully coordinated, multi-discipline LOD 300+ model of a large facility takes weeks. Quality-checking the model against the scan

Before handover, the finished BIM model is checked back against the source point cloud — confirming that modelled objects fall within tolerance of the measured geometry. This as-built BIM verification step is what makes the model trustworthy as a design basis, not just a nice-looking 3D representation.
